We bought a house which is relatively old and we will start renovating soon. The owner passed away about two year ago. Two questions:
1. What should we do about the previous owner passed in the house? Any rituals to "sweep away" the old aura of the owner?
2. There is a water well at the back of the house and one of the bedrooms looks directly down at it. Is this a cause of concern? If so, what can we do?

If the previous owner passed due to natural causes e.g. old age, this is acceptable.
Overall, this is not Feng Shui but based on `rituals' or practises. In Feng Shui and traditional Chinese customs, there are several rituals and methods to "sweep away" old or negative energy.
One is the Energetic Cleansing with broom (Sweeping Ritual). This is done before moving in. Use a new broom (preferably bamboo) to sweep from inside to outside, starting from the back of the house toward the main door, visualize pushing out old energy or misfortune and avoid sweeping toward the center of the house. Do this during auspicious hours from the Tong Shu or Chinese almanac.
Another method is to burn incense or herbs like Sandalwood and Frankincense. Walk clockwise around the house, letting the smoke reach corners, windows, closets.
You can also choose to use Sound Clearing. You can use bells, singing bowls walk around and ring or clap into corners and shadowed areas to break up stagnant energy.
In Feng Shui, having a well behind the house is a sensitive issue and depends on several factors. If the well is properly located and covered, it may represent wealth or hidden resources. In rural or traditional settings, a well at the back may symbolize support, especially if used with intention and maintained.
This symbolic weak support. The back of the house represents support, backing, or the "mountain" in feng shui. A hole (like a well) here suggests lack of support, instability, or even loss of energy or protection.
Water element from behind also indicate drains wealth. Water is associated with money, but when it's behind (instead of in front or side), it can drain wealth or opportunities. This is true especially if the water is stagnant, uncovered, or neglected.
Old wells can carry yin energy (too much stillness), which may affect health, especially if the well is unused, open, or unsealed. if a location becomes too yin e.g. surrounding the well, there are many trees etc... these element will create too yin environment.
In order to improve feng shui,
1. Cover the well properly (with stone or metal cover)
2. Place a tall plant, rock, or screen behind it to symbolically restore support
3. Keep the area clean, bright, and energized
4. If possible, close or relocate the well (if it's not in use)
5. Use earth elements around the area to "contain" the water energy.
To summaries your concern, well behind house if unused/open indicate loss of support, draining – better to cover, seal, or relocate.
If maintained/used in Feng Shui this have mixed meaning, depends on location – you need to add support element (example rock or tree).
If the well is covered or sealed. It is less harmful - keep clean and energetically balanced.

Salt bowls placed in corners can absorb bad energy. You can also sprinkle rice or sea salt around the perimeter of the home and sweep it out later. In Cantonese practice, people sometimes throw rice mixed with flower petals into corners while saying “請好運進來,請晦氣離開” ("Good luck, come in. Bad luck, go away.")
One more thing, make sure your open all doors and windows. Air + sun flow to refresh energy naturally.
Do It on an Auspicious Day, check with our Tong Shu or Chinese almanac to pick a good day for purification or starting afresh.
